The craft

Out here it’s the sun, the salt air, and the sprinklers that age concrete — not winters. A coat of sealer takes the hit instead of the slab, and re-coating it every few years costs a fraction of replacing concrete that wasn’t protected.

Unsealed concrete is a sponge. Every oil drip, rust streak, irrigation mineral, and salt-laden morning of marine layer soaks straight into the surface — and on the coast, that process visibly erodes flatwork within a few years. Sealing closes the surface so it sheds what it used to absorb.

Most North County concrete has never been sealed once. Builders pour and leave; the gray, pitted, stain-blotched driveways on every coastal street from Encinitas to Solana Beach are simply what twenty unprotected years look like. The frustrating part is how preventable it is — sealing is the least expensive service we offer and the one with the longest payoff.

We match the system to the exposure: salt- and UV-rated products for coastal properties, stain-resistant systems for driveways and motor courts, and grit-infused anti-slip sealing where the surface gets wet feet. Finish options run from invisible matte to a color-deepening satin — protection doesn’t have to announce itself.

We check the slab’s condition, prior sealers, and exposure — coastal, inland, shaded, trafficked — because the right system depends on where the concrete lives.

02 / PREP

Clean & repair

Deep cleaning, stain treatment, and minor repair so the sealer bonds to concrete, not to grime. Prior failed coatings are removed.

03 / SEAL

System application

The matched sealer applied in proper conditions — we schedule around the marine layer, because cure conditions decide how long protection lasts.

04 / CURE

Cure & walkthrough

Clear walk-on and drive-on times, a final walkthrough, and a recommended resealing date so the surface is maintained, not rescued.

Questions we get before every job.

How often does concrete need resealing in coastal San Diego?

Within the salt-air zone — roughly the first half mile to mile from the water — every two to three years. Inland North County typically runs three to four. Exposure, traffic, and the product used all move the number, which is why we inspect before we prescribe and offer scheduled resealing programs for homes and HOAs.

Will sealing make my concrete slippery?

It can if the wrong product is used — glossy film-forming sealers get treacherous when wet, which is exactly the problem on most older pool decks. We match the finish to the use: penetrating and matte systems stay essentially unchanged underfoot, and wherever water and bare feet meet, we use our grit-infused anti-slip system instead.

Is it worth sealing old, already-stained concrete?

Usually, yes — sealing locks in the condition the concrete is in, so the question is whether to improve that condition first. Often the right sequence is cleaning and stain treatment, sometimes restoration or decorative staining, then the sealer over the result. The assessment sorts out which sequence your slab actually needs.

Can you seal our HOA’s common-area concrete on a schedule?

That’s one of our core services. Community pool decks, walkways, and common-area flatwork go onto a resealing calendar with board-ready documentation — current-condition photos, written scope, insurance certificates, and resident-friendly scheduling. Maintained concrete costs a fraction of rescued concrete.
