Carlsbad runs from the sand to the foothills, and its concrete ages three different ways. Along the coast — the Village, Olde Carlsbad, Terramar — salt air and marine moisture do the damage: pitting, dusting, and the mildew blotching that shows up on every shaded beach-side patio.

In the master-planned communities — Bressi Ranch, Calavera Hills, Rancho Carrillo — the story is builder-grade concrete that was poured, troweled, and never touched again. It's structurally fine and visually unfinished: plain gray driveways and patios on homes whose owners have upgraded everything else.

And in La Costa and Aviara, it's pool environments — decks, spas, and rockwork around homes built to resort standards, where a faded or slick deck stands out immediately. Many of those communities are HOA-managed, where deck safety is a board-level question we answer with documentation, not just a finish.
